\n\nRole OverviewÂ
\n\nAs the Maintenance Technician, youâll have a big mission. If you choose to accept it, your mission will be to respond to maintenance requests as instructed by the Maintenance Manager/Supervisor or property staff, or as requested by residents or vendors. You will be responsible for assuring that the physical aspects of the property meet the Companyâs established standards and any applicable laws. You also understand the value of taking a moment to express gratitude to the village that helped to make it happen. As you can likely tell, 'how' things are done matters just as much as âwhatâ is done here at B.HOM!Â

\n\nKey ResponsibilitiesÂ
\n\nSchedules, monitors and/or performs preventative maintenance and apartment turns. Â
\n\tDiagnoses problems and repairs in the areas of HVAC, electrical, plumbing, swimming pool, carpentry, dry wall, exterior structural, and appliances. Â
\n\tEnsures that work order requests are responded to promptly and professionally. Â
\n\tEnsures residential units have been turned in a timely and efficient manner, as well as determines if work has been completed properly. Â
\n\tProvides excellent customer service to prospective and current tenants, and promotes a quality living experience for all residents Â
\n\tUses Siteplan to schedule and perform emergency maintenance work when required Â
\n\tInspects buildings and grounds to ensure safety and cleanliness, and alerts Maintenance to items that need to be repaired. Â
\n\tAssists supervisor with scheduling and communicating with vendors and contractors Â
\n\tAssists supervisor with obtaining bids from outside contractors, as well as oversees contractor work for completeness Â
\n\tAssists with purchasing maintenance supplies for the property while staying within the planned budget Â
\n\tAccurately prepares and submits property invoices in accordance with established guidelines Â
\n\tCommunicates with supervisor regarding the overall maintenance function of the property. Â
\n\tParticipates in Company-provided training such as fair housing, safety, non-discrimination, and harassment preventionÂ
\n\tComplies with all company standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws Â
\n\tAchieves high productivity through reliable and punctual attendance and report any tardiness, attendance and disciplinary issues to immediate supervisor Â
\n\tOther duties as assigned Â
\n\tYou Have Â
\n\n1 year of electrical, painting, drywall and plumbing experience Â
\n\tMust be available for night/weekend call dutyÂ
\n\tA high school education or equivalent is requiredÂ
\n\tMay Require one or more of the following certifications:Â Â
\n\tEPA Certification, Type I and IIÂ Â
\n\tHVAC Certification Â
\n\tCPO Certification (pool)Â
\n\tOther licenses and/or certifications as required by state lawÂ
\n\tPhysical Requirements/Environment: The physical requirements described here represent those that an employee must meet to perform the essential functions of this job successfully. Â
\n\nLifting up to 50 pounds.Â
\n\tFull range of motion with upper and lower body. Continual movement including, but not limited to:Â standing, walking, bending, stooping, crawling, and climbing stairs.Â
\n\tAbility to work with both hands for frequent grasping and manipulation.Â
\n\tPush or pull items and reaching overhead.Â
\n\tOperation of a motor vehicle onsite, if applicable.Â
\n\tExposure to all weather conditions.Â
